Once a building is constructed it is never the same again. They are always changing until the end of their serviceable life. People alone are dynamic in their everyday activities, and as a direct result, the building and building systems react to the people and environment around and within them. Often buildings and their systems are built and are never to be heard from again. The reality is that buildings are telling a story regarding their everyday operation and how they react to their environment. The real question is “Are we listening?”.
That is where measurement and verification can help. Measurement and Verification (M&V) provides an opportunity to understand the building’s operation and provides for the ongoing accountability of building energy consumption over time. M&V is a process of measuring the current building performance and comparing it to a baseline (calculated or actual) to determine that the building performance is meeting expectations after construction or implementation of energy conservation measures (ECMs).
